I've been doing the Freddie Mac files for 4 years and I don't know if I've ever seen a listing agent for the Seller put this much effort into resolving a potentially serious problem in such a timely manner and with such integrity. I have been so inspired to see you doing this level of research and hard work, and continually communicating with the parties involved in this escrow. 9 times out of 10 I end up doing all of the legwork on these code violations / permit violations, and escrow drags out because I don't have the resources (leaving to inspect the property, etc.) that the agents do, so I really never expected this level of involvement on the listing side. I am so excited to see that there are still some agents out there who are willing to take the bull by the horns. Regardless of whether we work on one deal in the future together or 100, I am just completely impressed by your work ethic in this situation and didn't want another day to go by without letting you know. Kathy listened to what we wanted, and to what area we wanted to be in, and explained why we would not find the right neighborhood atmosphere in the geography we had selected. She took us where we asked to go- and she was right. We had wasted days of our time and hours of her time Kathy knows technology and was able to utilize it to screen properties for us, and send them to us. She gave us useful tools for assessing crime in the area, evaluating condo and home owners association and fee inclusions and exclusions. She helped guide us in selecting financing- again, we learned the hard way , that it would have been so much easier if we had someone familiar with products in Arizona, rather than trying to deal with a bank across the country, who was constantly making mistakes. Kathy was familiar with all the other things someone from out of town needs- insurance agents, handymen, termite inspectors , home inspectors, home warranties and without pushing anyone on us provided a number of choices in each area. Kathy was tireless- of course no one is tireless- but she acted as if she were tireless helping us to make the most of our limited time before we had to fly back home. To paraphrase Robert Lewis Stevenson ,” Never under estimate your duty to be cheerful “- No matter what Kathy remained cheerful and optimistic. Trying to buy a house in a sellers market is not easy. Almost daily properties we wanted to see were snatched away, and going in and out in unaccustomed heat was challenging. But to be in good cheerful company, made it all doable. I am so grateful to Kathy for being competent, cheerful, persistent, understanding, and helpful. I highly recommend her and I am an 11 time home buyer.

There’s an old adage; it’s better to be lucky than good. On a whim, we met Rob over Thanksgiving break representing the seller of a house we liked.
